Moving Into An Older Commercial Building? Maintenance Tips To Consider

When you have decided to rent  or purchase a space for your business for the first time, you may find yourself looking at commercial buildings and spaces that are not necessarily the newest available. While newly constructed commercial buildings do have their appeal, there is also something to be said for older buildings and their unique, vintage charms. However, there are also some maintenance issues that you will need to tend to in order to ensure that your older commercial space will serve you and your fledgling business well as you move in and begin operating out of that space. Get to know some of the maintenance tips you should consider as you move into your older commercial building so you can get started as soon as possible.

Have the Roof Thoroughly Inspected and Repaired

Older buildings, even those that may have been well kept over the years, may require a bit of roofing work to be safe for you and your business. The last thing you want to do is move your equipment and inventory in to find much of it destroyed by a leaking roof the first time it rains after you moved in.

As such, as soon as you have rented or purchased your space, you will want to schedule a roofing contractor to come out and do a thorough roofing inspection. This will include not only visually assessing the state of your roof but also using thermal imaging and other equipment to determine if there are any areas of weakness in your roof or pockets of moisture that need to be addressed immediately.

Depending on the state of your roof, you may need no further work done beyond this basic inspection. On the other hand, you might need anywhere from a few minor repairs up to an entire roof replacement. It is better to know about any issues with your roof sooner rather than later so your business inventory and operations are not negatively impacted later.

Ensure Your Water Heater Is Working Properly

Whether your business relies on a great deal of water usage or not, it is also important to ensure that your building's water heater is in good repair. You will need to be able to at least have hot water for restroom sinks as well as in the break room or staff lounge if you have one.

Additionally, to clean floors properly, use a carpet cleaner, or other cleaning equipment, hot or at least warm water will be necessary.
